DOMUS AQUA is a limited collection of fully equipped private floating residences designed specifically for people who already own property on Fisher Island and already hold the club membership connected with their island lifestyle.
The client leases one residence directly from DOMUS AQUA for a full year. DOMUS AQUA remains the owner and technical operator of the residence throughout the term.
The client continues to use Fisher Island dining, beach, spa, golf, transportation and other club amenities through the client’s own existing Fisher Island membership. DOMUS AQUA does not sell, provide or replace Fisher Island Club membership.
FISHER ISLAND · LOCATION CONCEPT
A row of residences along the marina’s outer perimeter.
The intended concept is simple: the residences stand together in a clean row along the outer, water-facing side of the marina, close to the island while preserving direct marine access.

FREEDOM ON THE WATER

The residence is not intended to be treated like a fixed condominium. With an appropriate professional captain and subject to applicable operating requirements, it can leave its normal marina location for a private trip and return afterward.
Miami day trips, the Florida Keys, the Bahamas and other permitted destinations can be coordinated on request.

DOMUS AQUA TECHNICAL CARE

The purpose of the annual technical-service component is not to create a hotel operation. It is to keep a sophisticated marine residence functioning, clean, maintained and ready for the client.

Routine inspection schedule, service coordination and maintenance records.
Repairs
Repair coordination and technical support when an onboard system needs attention.
Cleaning coordination

Docking support
Coordination connected with normal docking, movement and return to the home location.

You already own on Fisher Island and already have the island lifestyle. DOMUS AQUA gives you an additional private residence on the water without purchasing another condominium.
You lease the residence for one year. DOMUS AQUA owns it and handles technical care. You use your own existing Fisher Island membership for the island amenities. When you want to travel on the water, captain and crew can be arranged separately.

Is this a Fisher Island Club product?
No. DOMUS AQUA is a separate private floating-residence program intended for existing Fisher Island property owners and club members. No club affiliation or endorsement is represented unless separately confirmed.
Does DOMUS AQUA provide Fisher Island membership?
No. The client uses the client’s own existing Fisher Island membership and applicable rights.
Who owns the floating residence?
DOMUS AQUA remains the owner. The client leases the residence for annual private use.
What does the $750,000 annual contract include?
$650,000 is the 12-month residence lease and $100,000 is the annual technical-service component.
Are captain, fuel and trips included?
No. Captain / crew, fuel, destination dockage, provisioning and special voyages are charged separately when used.
Is marina placement guaranteed?
No. Placement shown on the website is the intended concept and remains subject to actual availability, marina rules, permissions and the client’s applicable marina rights and arrangements.
Can the residence leave the marina?
The concept allows for permitted private trips with appropriate professional personnel and subject to applicable operating requirements. The residence can then return to its normal marina location.
